Description

Land located in an AUGI in Casal da Peça, Albarraque, Rio de Mouro, with an approved urbanisation project, at the stage of possible agreement between the owners who need to share and bear the costs of the infrastructures so that the land in its entirety becomes urban.

The municipal masterplan confirms that the land is in an urban area and can be built on, but in the land registry the land is listed as rustic and it will only be possible to convert the land registry to urban once the project has been approved and the infrastructure has been built. Once this has been resolved, all the owners can convert their plots into urban plots and build.

The land at the advertised price has a total of 2 plots, one with 936m² and the other with 456 m². The sizes will be reduced because each owner will have to give up part of their area for the construction of the streets, pavements and sports square of the urbanisation. Once transformed into urban plots, the respective plots will have 305m² and 250m², with the first having 160m² of implantation area (as it already has a raised structure) and the second 112m², with the possibility of building 1 fire and 2 floors on each plot, these being isolated houses.

There are pending issues associated with the AUGI. The price reflects the condition of the land, making it an excellent investment in the medium to long term, but there is no set date for resolving the problems present in the urbanisation. Monthly meetings have been held by the urbanisation committee since last year in order to resolve all the pending issues and find an agreement between the owners.
